Sultanpur district has been rocked by a shocking incident of land fraud in Dilawalpur village. A son allegedly fabricated his mother’s death certificate while she was still alive to transfer two bighas of agricultural land into his own name. The fraudulent act came to light after the victim’s family challenged the inheritance in court, leading to swift legal action.
Fake Certificate Obtained Before Actual Death
According to the complaint, Achhe Lal, with the help of his son Jitendra Singh and a villager named Sukhjeet, secured a fake death certificate for his mother, Karma Devi, on November 16, 2023—ten days before her actual death on November 26, 2023. Using this fabricated document, the accused transferred the ownership of two bighas of land to his name.
The manipulation of land records raised suspicions when Karma Devi’s other son, Hiralal, discovered the fraudulent registration and approached the court seeking justice.

Tehsildar Cancels Inheritance, FIR Ordered
On investigation, the Tehsildar of the region cancelled the illegal inheritance, declaring the transfer invalid. Taking cognizance of the victim’s plea, Chief Judicial Magistrate (CJM) Navneet Singh ordered the registration of an FIR against the accused.
The order directed the Shivgarh police to conduct a thorough probe and file a case against the three men involved. Station House Officer (SHO) Gyanesh Dubey confirmed that legal action will proceed in accordance with the court’s directions.
Court Intervention Ensures Justice
The case underscores the rising instances of fraudulent practices in rural land ownership disputes. Legal experts note that such fabrications not only undermine the credibility of official records but also threaten the livelihood of rightful heirs.
By moving the CJM court through his counsel, advocate Alok Kumar Verma, Hiralal ensured that the matter was taken seriously. The court’s intervention is now seen as a crucial step to deter others from exploiting loopholes in the inheritance system.
