Greater Noida Police have registered an FIR against Ansal Housing directors and others over the alleged double sale of a ₹37.51 lakh residential plot. Investigators are examining forged documents, disputed sale deeds, registration records and an allegedly fabricated power of attorney.

Greater Noida: Uttar Pradesh Police have registered a criminal case against seven people, including directors, a manager and an employee of Ansal Housing Limited, over allegations that a residential plot in Greater Noida was fraudulently sold twice using forged documents. The FIR was lodged by Beta-2 Police Station following a court order. The complainant has alleged that despite having lawfully purchased the property, forged records were later prepared to transfer the same plot to other individuals, who subsequently sold it again.

According to police, complainant Mangaram Chandwani stated in his court petition that he had purchased the plot in Ansal Society, Omega P-8, Greater Noida, from Shiv Kumar Raina on 17 October 2023 for ₹3.751 million. He said the transaction was supported by a duly registered agreement to sell and that physical possession of the plot had also been handed over to him. The ownership transfer process was reportedly underway following the transaction.

The complaint further states that on 5 September 2024, Chandwani executed a registered will in favour of his son, Dhruv Kumar Chandwani, concerning the same property. Meanwhile, the original seller, Shiv Kumar Raina, allegedly died due to illness on 25 January 2025. After his death, the complainant claimed he approached the Ansal Golf Links office to complete the mutation process, but allegedly received no satisfactory response.

According to the complaint, it was later discovered that Ansal Housing Limited directors Kushagra Ansal and Karun Ansal, along with employee Ravindra Kumar Pal, allegedly conspired to prepare forged documents relating to the property. The complainant alleges that these documents were then used to fraudulently transfer the plot to Ratan Lal Raina of Jammu and Shyama Rao of Gurugram. He has further alleged that his prior purchase agreement and legal rights over the property were ignored during the process.

The complaint also alleges that a fraudulent sale deed for the plot was executed on 17 November 2025. It further claims that using an allegedly forged General Power of Attorney (GPA) in the names of Ratan Lal Raina and Shyama Rao, Delhi resident Hiralal Dasi sold the property again to property dealer Dinesh Chand Sharma on 22 November 2025, with another registered sale deed being executed. According to the complainant, these transactions resulted in multiple competing ownership claims over the same property.

Following the court’s direction, Beta-2 Police Station registered an FIR against the named accused under relevant legal provisions. Investigators are examining all documents connected with the transactions, including sale deeds, registration records, the original agreement, the disputed GPA and revenue records. Police are also trying to determine the role of each individual allegedly involved in preparing and registering the disputed documents.

Officials said the investigation would be conducted impartially and all documentary and digital evidence would undergo legal scrutiny. If the allegations of forgery, cheating, fabrication of documents or criminal conspiracy are substantiated during the investigation, appropriate legal action will be taken against those found responsible. Police are currently recording statements of all concerned parties, verifying property records and reconstructing the sequence of transactions to determine how the alleged double sale of the plot took place.
