Bengaluru: The Central Bureau of Investigation (CBI) has taken another significant step in the ongoing Bengaluru homebuyers fraud investigation by filing its 17th chargesheet against Ozone Urbana Infra Developers Pvt. Ltd. and one of its directors. The agency alleges that the company induced homebuyers and investors to invest in a housing project through false assurances, misleading representations and deceptive promises, resulting in substantial financial losses to buyers. The chargesheet has been filed before the Additional Chief Judicial Magistrate (CBI Cases), Bengaluru.
According to the CBI, the investigation has revealed that the builder company and its director allegedly entered into a criminal conspiracy to mislead homebuyers and investors regarding the housing project. The agency claims that the accused collected funds by promising timely completion of the project, attractive returns and other benefits, but allegedly failed to fulfil those commitments, causing significant financial losses to purchasers while dishonestly securing financial gains.
The investigating agency stated that it has gathered substantial documentary and other evidence during the probe. Based on the findings, charges have been invoked under provisions of the Indian Penal Code relating to criminal conspiracy, cheating and criminal breach of trust. The CBI maintains that the evidence collected so far establishes the alleged involvement of the accused, leading to the filing of the detailed chargesheet before the court.
The case is part of a broader Supreme Court-monitored investigation into alleged frauds involving homebuyers across the country. Acting on the directions of the Supreme Court, the CBI is currently investigating 32 other cases involving various real estate companies as well as unidentified officials of banks and financial institutions. These investigations focus on allegations of diversion of homebuyers’ funds, financial irregularities and large-scale cheating of investors.
With the latest filing, the CBI has now submitted 17 chargesheets in the Supreme Court-monitored homebuyers fraud investigations against multiple real estate developers, their directors and officials of certain banks and financial institutions. The agency believes that the ongoing investigations could expose a wider network of financial irregularities and fraudulent practices within the real estate sector.
Experts say that prospective homebuyers and investors should not rely solely on promotional advertisements or assurances made by builders. Before investing, they should independently verify the legal status of the project, statutory approvals, land ownership records, construction progress and regulatory registrations. Conducting proper legal due diligence and maintaining complete documentation of all payments can significantly reduce the risk of disputes and financial losses.
The CBI continues to examine financial transactions, the utilisation of project funds and the roles of related entities and other possible beneficiaries. Investigators are also looking into whether additional individuals, companies or bank officials were involved in the alleged fraud. The agency has not ruled out filing further chargesheets or taking additional legal action as the investigation progresses. The latest development is considered significant for thousands of homebuyers who have been waiting for accountability and resolution in long-pending housing project disputes.
