Gautam Buddh Nagar, home to Noida and Greater Noida, records over a hundred property registrations every single day. The volume reflects not just growth, but the intense churn of land, capital, and speculation that has defined the region over the last decade.

It is this scale that has now become a vulnerability. According to officials, over 1,000 registrations in the district have been flagged as “suspect,” after discrepancies were detected in documents uploaded to government systems. What initially appeared to be routine data mismatches soon pointed to a deeper problem: incorrect Aadhaar and PAN card details recorded against property buyers and sellers.

For a district that contributes some of the highest stamp duty and registration revenue in Uttar Pradesh, the revelations have unsettled administrators and tax authorities alike.

Red Flags in the Digital Trail

The investigation was triggered by anomalies picked up through the Income Tax Department’s risk analysis of Specified Financial Transactions (SFTs), a system designed to track high-value deals. Scrutiny of registration papers revealed multiple cases where identity details did not align with official records—PAN numbers that did not match Aadhaar data, or identifiers that appeared plainly incorrect.

Following these findings, the Income Tax Department’s Intelligence and Criminal Investigation (ICI) unit stepped in, launching a detailed verification exercise. While the registrations were executed in Gautam Buddh Nagar, officials noted that a significant number of the individuals under scrutiny are residents of Greater Noida, complicating the process of on-ground verification.

The registration department has since been asked to furnish clarifications and supporting records, as tax authorities work to establish whether the discrepancies point to clerical lapses, deliberate misreporting, or potential tax evasion.

When Technology Slows—and Then Accelerates—Scrutiny

Ironically, the very digitisation meant to improve transparency briefly delayed the probe. In November, the migration of registration servers to the National Government Cloud disrupted access to records, slowing verification efforts.

Once the transition stabilised, however, the pace of scrutiny intensified. With registration papers now fully online, officials in Lucknow and Kanpur are examining documents remotely, cross-checking identity data and transaction values with unprecedented speed.

Authorities say this technological shift has fundamentally changed enforcement. Where physical files once limited oversight to local offices, digital access has allowed state-level and central agencies to simultaneously examine transactions in real time.

The Stakes in India’s Hottest Property Market

The investigation underscores the high stakes involved in land transactions in Gautam Buddh Nagar, where property values routinely run into crores and even minor discrepancies can mask large financial irregularities.

Officials emphasise that not every flagged registration implies wrongdoing. Some errors may stem from outdated records or procedural lapses during documentation. Still, the sheer number of suspect cases has put a spotlight on how vulnerable high-volume registration districts can be to misuse.

As the inquiry continues, the episode serves as a reminder that India’s digital governance push—while expanding efficiency—also brings sharper accountability. In a district where property changes hands by the hundreds each day, even small inaccuracies can ripple into large questions about revenue, compliance, and trust in public records.
