The Enforcement Directorate’s Delhi Zonal Office-II has provisionally attached immovable properties worth ₹1.66 crore under the Prevention of Money Laundering Act in a case involving Shanthi Swaroop Satija and others.

The attachment was made through Provisional Attachment Order No. 24/2026 dated October 21, 2026. The ED said the properties represent the equivalent value of proceeds of crime allegedly transferred to and held by M/s Shri Ganesham Build Developers Pvt. Ltd. and its director, Anil Kumar Sharma.

The attached properties comprise land at Village Dhani Gaiskan, Tehsil Virat Nagar, District Jaipur, Rajasthan, held in the names of the company and Sharma.

Probe Based on Ten Delhi Police FIRs

The ED said it initiated its investigation on the basis of ten FIRs registered by Delhi Police and investigated by the Economic Offences Wing under Sections 420 and 120B of the Indian Penal Code.

The investigation concerns allegations that Shanthi Swaroop Satija, through M/s Sampatti Trading & Developers Ltd. and M/s Sampatti Developers, induced investors to put money into various investment schemes and land projects by promising assured returns of 2% to 3% per month.

According to the ED, some investors received returns during the initial period, but the payments later stopped. The agency said the principal amounts were also not returned to several investors.

Funds Allegedly Used to Purchase Rajasthan Land

The ED said its investigation found that funds originating from entities controlled by Shanthi Swaroop Satija were transferred to M/s Shri Ganesham Build Developers Pvt. Ltd. and Anil Kumar Sharma for the purchase of land in Rajasthan.

The agency further said that proceeds of crime equivalent to ₹1.66 crore had been transferred to and held by the company and its director.

According to the ED, the original proceeds of crime had already been dissipated. The agency therefore attached immovable properties of equivalent value in order to safeguard the value of the alleged proceeds under the provisions of the PMLA.

Further Investigation Continues

The ED has provisionally attached the Jaipur properties while continuing its investigation into the alleged investment schemes, movement of funds and acquisition of assets.

The agency said the attachment is intended to preserve the equivalent value of the proceeds of crime identified during the investigation.

Further investigation in the case is in progress.
