Bareilly: An alleged land fraud case has come to light in the Izzatnagar area. Police have registered a case against IVRI employee Khairunnisha, her husband Sher Bahadur and their son Ghulam Sabir, among other family members, following a complaint by Khushbu Enclave resident Ahmad Aziz Khan. The complaint alleges that ₹40 lakh was fraudulently taken, the same plot was allegedly sold to multiple people, and the complainant was assaulted and threatened with death when he demanded either the land or his money back. Police have initiated action based on the complaint and facts that emerged during the inquiry.
According to the complainant, his brother Ahmad Azim Khan works as an engineer in Qatar. He allegedly purchased a 168.44-square-metre plot in Mudiya Ahmadnagar, under Izzatnagar police station limits, from Khairunnisha for ₹40 lakh on August 16, 2019. It is alleged that the payment was made after the deal was finalised, but possession of the plot was never handed over. Ahmad Aziz claims that ₹40 lakh was paid in cash, while the registration documents mentioned four cheques as payment. He said he had been told that the cheques would not be deposited in the bank.
The complaint further alleges that the family later came to know that the same plot for which ₹40 lakh had been paid was also allegedly dealt with in transactions involving other people. Despite repeated attempts to obtain possession, the accused allegedly kept delaying the matter. Since Ahmad Azim was working in Qatar, his brother Ahmad Aziz continued contacting the accused and demanding either possession of the land or a refund.
According to Ahmad Aziz, on June 1, 2026, he asked Khairunnisha, Sher Bahadur and Ghulam Sabir to hand over possession of the plot or return the ₹40 lakh. He alleges that the accused abused him and threatened to kill him. The dispute allegedly escalated again on the night of June 20 when he once again demanded the money. The complainant alleges that Sher Bahadur and Ghulam Sabir assaulted him and attempted to strangle him with the intention of killing him. He further alleged that another family member, Abresham Khan, came outside during the incident and threatened to tear his clothes and file a false case of molestation against him. According to the complainant, he managed to escape from the spot.
Police said information has also emerged that several cases had previously been registered against Sher Bahadur and members of his family. Police inquiry has also indicated that family members are wanted in connection with a case involving an alleged attempt to murder. The accused are reportedly absconding, and their house is currently locked.
Following the complaint, senior police officials ordered an inquiry into the matter on July 21. Based on the inquiry report, police registered a case against the accused. According to police, Sher Bahadur is an IVRI employee and has reportedly been involved in land transactions for a considerable period. Investigators are now examining the registration documents, payment records, ownership details of the plot and alleged transactions involving other buyers. Statements of the concerned parties are also expected to be recorded as part of the investigation. Police said further legal action will be taken on the basis of the evidence collected during the investigation.
