Vadodara . Vadodara police’s crime branch has registered a case against eight individuals in connection with an alleged ₹300 crore land lease scam involving nearly 10 lakh square feet of land owned by Tensile Steel Company.
Lease Deed Under Scrutiny
The complaint alleges that a former director of the company facilitated the execution of a disputed lease deed and transferred control of the land to an Ahmedabad-based builder, despite a High Court order and existing restrictions on the property transfer.

According to the complaint filed by Sanjay Patel, manager of Snehdeep Realty Pvt Ltd, he was approached in May 2024 by Amit Mukundbhai Shah and Bhavesh Amin, who allegedly convinced him to invest in the company by highlighting the land’s value and promising high returns.
Patel stated that he subsequently took over the company by assuming liabilities and shareholder obligations, investing a total of ₹123 crore, and formally acquiring control on January 8, 2026.
Possession Attempt Alleged
The complaint further alleges that just two days before the lease deed was executed, a man identified as Jaimin Gandhi arrived at the company premises with 20–25 associates and attempted to take possession of the property, allegedly threatening to demolish the boundary wall if control was not handed over.
Investigations have revealed that the land was originally allotted by the government in 1960 under specific conditions, which explicitly prohibited any transfer or reallocation.
It is also alleged that Amit Shah continued to represent the company before government departments even after resigning as director, thereby misusing his authority in official records and communications.
The lease transaction reportedly involved a payment of ₹10 crore from Bhavesh Amin, with a monthly rent of ₹1 lakh being fixed for the land, according to the complaint.
Eight Accused Named
Police have registered a case against eight accused, including Amit Mukundbhai Shah, Bhavesh Amin, Kishore Suratwala, Suresh Rajput, Bhumishtha Makwana, Naresh Rana, Mahesh Patel, and Jaimin Gandhi.
In a related development, Amit Shah and his brother Surabhit Shah are also facing separate allegations of property fraud, with police actively searching for them in connection with another case involving alleged illegal transfer of assets.
The complainant claims he holds a majority 87.62% stake in the company and asserts that all transactions were carried out through legal procedures.
Investigating agencies have indicated that irregularities have been found in several stages of the lease and share transfer process, although confirmation will depend on the outcome of the ongoing probe.
Financial Records Being Examined
The case has triggered significant concern in the local business and real estate sector, raising questions about transparency in large-scale land transactions and corporate takeovers.
Police officials stated that all financial records and documents are being thoroughly examined, and additional charges may be added if further irregularities are discovered during the investigation.
