What Buyers Are Saying

Homebuyers allege that during booking, they were told ground and upper-ground floors would be allocated in specific locations. Now, possession is being handed over on different floors and areas, many of them not as per the original layout. Complainants say they paid for units on certain floors but have been given keys to flats elsewhere — sometimes on floors that were never part of their agreement. These discrepancies have angered buyers who feel misled. Furthermore, they claim that possession is being granted without completing legal formalities like stamp duty or proper registration. Jagran reports that buyers have filed multiple complaints, and a case has been registered at Sector-142 police station under allegations of fraud.

Builder Response, Project Documents & Approvals

The builder claims the project had modified plans submitted and later approved by authorities. According to reports, the initial building permit was for 23 floors from the ground up, which later was revised to 26 after modifications. However, buyers insist that these permissions did not cover the 29 floors now being inhabited. Authorities have reportedly issued notices asking for maps and permits, and buyers say occupancy certificates (OC/CC) were issued. Yet, the mismatch between what is permitted and what is being physically delivered continues to deepen concerns.
