The Directorate of Enforcement has provisionally attached immovable property measuring approximately 14.51 acres and valued at Rs 85.20 crore in Kolkata in connection with a money laundering probe against Unity Infraprojects Limited. The attached land, situated at Mouza Chakgaria, is held in the name of Suburban Agriculture Dairy and Fisheries Private Limited. The action, carried out under the provisions of the Prevention of Money Laundering Act, follows allegations of extensive financial fraud involving public and private sector lenders.

Consortium of 23 Banks Defrauded

The federal agency initiated its money laundering investigation on the basis of a First Information Report registered by the Central Bureau of Investigation’s Bank Securities and Fraud Branch in Mumbai. That case was registered after the State Bank of India submitted a formal complaint alleging massive defaults. The allegations state that Unity Infraprojects Limited, acting in connivance with its promoters, directors, and associated entities, defrauded a consortium of 23 banks. The company had availed credit facilities aggregating to an estimated Rs 3,200 crore in principal, with total alleged dues, including interest, reaching around Rs 3,800 crore. The suspected modus operandi involved fictitious transactions, round-tripping of funds, manipulation of financial records, and the systematic diversion of credit through shell or dummy companies.

Diversion and Layering Through Group Entities

During the ongoing money laundering probe, investigators revealed that funds originating from Unity Infraprojects Limited were routed through its wholly owned subsidiary, Unity Realty and Developers Limited. These diverted proceeds were subsequently utilized to acquire and hold immovable assets through various associated entities. Suburban Agriculture Dairy and Fisheries Private Limited was identified as a step-down subsidiary of the parent firm through Unity Realty and Developers Limited. A scrutiny of the transaction chain linked the Kolkata land parcel directly to funds originating from the infrastructure firm and its affiliates. To prevent the property from being transferred, alienated, or disposed of in a manner that could frustrate future confiscation proceedings, the agency issued an attachment order under Section 5(1) of the statute.

Total Attachments Cross Rs 1,609 Crore

This is not the first enforcement action against the infrastructure company and its management. In July 2025, investigators carried out search operations across residential and commercial premises as well as bank lockers belonging to the firm, its former directors, and their family members, seizing or freezing movable assets worth Rs 31.21 crore. The agency also issued three earlier provisional attachment orders covering land and flats valued at roughly Rs 1,493 crore, which were subsequently confirmed by the Adjudicating Authority. With the fresh attachment of the Kolkata land, total seized and attached assets in the case stand at Rs 1,609 crore. A prosecution complaint was filed before the designated Special PMLA Court in Greater Bombay on March 27, 2026, while further investigation remains in progress.
