Noida: The Noida Authority has initiated proceedings to declare 39 developers as part of the “land mafia” for unauthorised construction on 24 government land in Salarpur Khadar village. These builders, ranging from local colonisers to organised firms, erected residential blocks on state land despite clear orders to stop.
Warnings Ignored, Demolition Orders Issued
The Noida Authority has labeled over 62 residential societies as illegal, citing encroachment on land that had already been acquired and notified by the government. These developments, spread across 25 Khasra numbers behind the Salarpur Khadar police post, were flagged with official notices on July 15. Of particular concern are 39 developers who were ordered to demolish the unauthorized structures within a week, failing which legal action and recovery of demolition costs were promised. Despite the warning, no compliance was observed. Among the illegally developed zones is land reportedly belonging to the Maharshi Ashram, where construction has been underway without necessary permissions or approved layout maps since 2018. Investigations revealed that portions of the land had been unlawfully registered in the names of farmers, raising questions over land title fraud and administrative oversight. The Authority has also warned the public against engaging in any transactions related to properties built on disputed Khasra numbers, including 723 to 739 and 745 to 753, citing potential financial risks for buyers. This episode adds to growing concerns around the lack of regulatory enforcement in the region’s booming real estate market, where large-scale unauthorized developments have become increasingly common.

Crackdown Signals Shift Toward Accountability in NCR’s Chaotic Real Estate Landscape
The declaration of these 39 developers as part of the “land mafia” marks a significant shift in how the Noida authorities are approaching illegal construction. Over the years, unchecked urban sprawl and loosely regulated real estate development have raised red flags about the safety of residential complexes and the legality of land acquisitions. This latest action is part of a broader crackdown aimed at restoring regulatory control and accountability in the rapidly urbanizing NCR region.
